How much are the monthly costs and initial costs?
■ Monthly Fees Rent varies depending on the room type and contract duration. Please refer to the main page for details. The common service fee is a flat ¥25,000, which includes management fees, Wi-Fi, laundry, utilities, and cleaning services. ■ Initial Fees There is no security deposit, key money, or agency fee required. The fees you will need are: 1. Pro-rated rent for the current month 2. Rent for the following month (or the full contract period if paying upfront) 3. Admission Fee: ¥90,000 4. Community Operations Fee (annual): ¥30,000 / year 5. Guarantor Company Fee: ¥60,000 6. Fire Insurance: ¥8,500 / year Note: Upon move-out, a ¥29,000 + tax cleaning/exit fee will be charged.
What are the methods for paying rent?
■ Payment Methods You can choose either lump-sum payment or monthly payment, using a credit card or bank transfer. Lump-Sum Payment 1. Bank transfer (from a Japanese bank account) 2. International bank transfer (from an overseas account) 3. Credit card payment Notes: ・For bank transfers, you must have a Japanese bank account. ・For international transfers, a ¥2,500 receiving fee will be charged for each transaction. ・For credit card payments, a 4% processing fee will be added to the total transaction amount. Monthly Payment 1. Bank transfer (from a Japanese bank account) 2. Credit card payment Notes: ・Use of a rent guarantee company is required. ・A domestic emergency contact in Japan is required. ・Initial fees and the first 1–2 months of rent must be paid before move-in. ・For bank transfers, a Japanese bank account is required. A total of ¥1,440 (monthly guarantee fee + withdrawal fee) will be deducted separately. ・For credit card payments, a fee equal to 3% of the monthly rent (monthly guarantee fee + card processing fee) will be charged separately.
What is the process until moving in?
